Feild Notes
1.Electrical meter on the house is 1010645236 - 200 amp - 3 spaces open. It might feed to the old meter location meter head is pulled.
2. Electrical Meter by the hors barn is 10093966283- 100 amp- NO BREAKER COVER AND NEEDS TO BE CLEANED OUT
3. House appears to have 2 HVAC units and 1 mini split 3 head
4. Looks like it has one electric 40 gallon water heater. Located in original garage.
5. Front and back deck- is week and need of major repairs- best to remove and replace to guarantee workmanship and deck material warranties.
6. Looks like vinyl windows.
7. Under floor- 2x6 floor joist at 16” on center, with R-19 unbacked insulation.
8. Will need to upgrade floor and roof venting to meet WUI codes.
9. WUI- roof overhangs- front and back porch need to be looked at.
10. WUI- 5’ ember resistance space around perimeter of house.
11. Consider new HVAC / Mini Split platforms
12. Mini split has condenser lines run on the exterior of home- consider cover or channel for looks
13. Well house to rebuild with high concrete stem walls- this will allow for better earth grading around home.
14. I only seen landscaping irrigation valves in the well house. Hose and large sprinklers on large front lawn area by the road. Consider updating all landscaping irrigation.
15. Consider upgrading fence around the house to an overall style.
16. Left side of house front and back needs some grading work.
